Price Check on a rebuilt '99 Suburban

First time poster here. I need some help figuring out what a fair price is for a '99 chevy suburban. Here's the scoop:

The issues:
Now according to NADA I should expect around $3000 (the "rough" trade in value r/t the issues.)
What is a good price for something like this, considering the necessary repairs, on the used private market? The truck runs beautifully and sounds great despite the mechanical issues, but I want to make sure I don't get jipped on the price.

- approx 40,XXX miles on engine (factory drop in, not a rebuild)
- approx 20,XXX miles on the transmission (same thing, new tranny)
- 218,XXX on the body
- 8" lift
- decent tire tread on oversize offroad tires
- K&N air intake
- Aftermarket sound
- aftermarket running boards
- aftermarket grill guard
The issues:
- Needs new master cylinder and brakes/pads/roters/calipers
- Needs new transfer case (something about the lift kit affecting the drive train and caused a leak which blew out the bearings ??)
- Needs A/C
- Needs a paint job (really crappy DIY black matte paint job over factory white)

IMO there really is no "fair price" for a truck like that. The guy selling it probably thinks his modifications make it worth more, otherwise he wouldn't bother listing that foolish K&N air box. You think it's worth less because it needs $2k in repairs plus the paint is going to be hard to fix.
Just don't pay more than what you are comfortable with. If you can buy it for $3k and put a few thousand into it and end up with a truck you will like and use for several years, and you're happy with that, go with it. But in my area, you could find a stock 99 that is road-worthy and doesn't need a lot of urgent repairs for $5k or a little less.
